Water heaters are the equipment we are called to most in this trade, and a heater that fails early usually failed because of something else in the plumbing — a missing thermal expansion tank, a spent pressure reducing valve, or copper joined to steel with no dielectric separation.

Pipe repair and leak detection
Hidden leaks found by elimination: fixtures and valves tested, the meter photographed and re-read after a hold period, then the wall opened where the evidence points.
Burst and frozen pipe repair
Stop the water, then correct why the pipe froze. Exterior walls, crawl spaces and unheated garages are where these happen.
Water service line replacement
The buried line from the meter or well into the house, replaced only once it is proven to be losing water.
Water pressure, PRVs and shut-off valves
Static pressure gauged on every plumbing call. A failed PRV is why a house suddenly leaks in several places at once.
Gas line installation and repair
Permitted work: hard-piped from the meter, sleeved through floors and walls, shut-off brought out where it can be reached, pressure tested for inspection.

Emergency and commercial plumbing in Northern Virginia

The phone is answered 24 hours a day, every day. A plumbing emergency is anything actively damaging the building or making it unsafe to occupy — a burst supply line, a sewage back-up, a heater flooding a finished basement, or the smell of gas. Emergency plumber covers how after-hours calls are triaged and what to shut off first.

Commercial work runs by other rules: the building cannot be shut down at will, the caller is rarely the owner, and the schedule bends around trading hours. Commercial plumbing covers restaurants, offices, retail units and multi-tenant buildings.

Plumbing permits, Virginia code and final inspection

Repairs generally need no permit. Water heater replacements, gas line work, water service line replacements and most re-piping do, in every jurisdiction we work in.

  • We pull and process the permit ourselves — not handed back to the homeowner, with the fees written into the contract before the job starts.
  • Work is performed to the Virginia building code. That phrase is on the great majority of contracts in our record, and it dictates the expansion tank, the pan drain, the sediment trap, the vent pitch, the bonding and the isolation valves.
  • The final payment waits for the inspection. On permitted plumbing work the last portion of the contract is held until the county inspector passes the job.
  • Labor carries a one-year warranty. Drain cleaning and drain repair are excluded.

Why one licensed company beats juggling separate trades

Plumbing rarely stays plumbing. Open a wall for a shower valve and there is drywall and tile to put back. Replace a water heater and the copper has to be re-bonded to the grounding system. Move a kitchen sink and the branch line, the wiring and the cabinetry move with it.

We do not quote plumbing prices by phone or publish them. Two houses with the same symptom become different jobs once access, pipe material, water pressure and whatever the last installer left behind are taken into account. An estimator comes to the property and puts a written price in front of you before anything begins.

Which plumbing jobs need a permit in Virginia?

Water heater replacement, gas line installation, water service line replacement and most re-piping require a permit in every jurisdiction we serve. Ordinary repairs do not. Where one is required we pull and process it ourselves, work to the Virginia building code, and close the job out only after final inspection.

Do you hold back payment until the plumbing inspection passes?

On permitted plumbing work, yes. The last portion of the contract is not released until the county inspector has passed the job, and that is written into the contract rather than promised verbally. Unpermitted repairs have no inspection to wait for, so they are invoiced on completion.

How much does a plumber charge?

We do not give plumbing prices by phone and we do not publish them. Access, pipe material, water pressure, the condition of the surrounding plumbing and code items missing from a previous installation all change the job. An estimator visits and gives you a written price before anything begins.

What plumbing warranty do you give?

Labor carries a one-year warranty on our plumbing work. Drain cleaning and drain repair are excluded, because a line we clear can be blocked again by what goes down it afterwards. A job where you supply the materials carries no warranty.

Why do several shut-off valves start leaking at the same time?

Because the pressure is wrong, not because the valves wore out together. Nearly every house here on public water has a pressure reducing valve at the service entry, and when it fails the house sees full street pressure. We gauge static pressure on plumbing calls as a matter of routine.
