Plumbing, HVAC, Electrical and Remodeling in Centreville

Western Fairfax County, almost all of it inside the Occoquan Reservoir watershed — which is why what happens to water on a site is taken seriously here.

Centreville is unincorporated Fairfax County, so permits come from Fairfax County Land Development Services through the PLUS portal. Fairfax Water supplies the area, most of it drains to the UOSA plant in western Fairfax County, and several planning sectors around Centreville lie partly or wholly outside the Approved Sewer Service Area — meaning septic rather than public sewer. Sam & Sons Services works here in five trades under one Virginia contractor license. Call (703) 256-8080 for a written price at the property.

Permits and inspections for Centreville work

Centreville is a Census Designated Place in unincorporated Fairfax County. Residential building, electrical, plumbing and mechanical permits are issued by Fairfax County Land Development Services and filed through the PLUS portal, 703-222-0801. Septic systems and private wells are the one thing LDS does not handle — those belong to the Fairfax County Health Department's Division of Environmental Health, 703-246-2201.

Knowing which of those two offices a job belongs to is the first question here, because Centreville is not uniformly on public sewer. Tell us which you are on when you call; it changes what can be done to a drain line and who signs it off.

Public sewer, UOSA and the parts of Centreville on septic

Most of the area is on public sewer operated by Fairfax County DPWES, and wastewater from this part of the county goes to the UOSA Regional Water Reclamation Plant — 470 acres in western Fairfax County adjacent to Bull Run Regional Park, with a capacity of 54 million gallons a day.

Not all of it, though. The county's Bull Run Planning District plan records that the Upper Cub Run, Flatlick, Stone Bridge and Braddock community planning sectors "have either part or all of their land area outside the Approved Sewer Service Area," and that such land is "planned for uses which do not require public sewer service." The same plan records sewer being extended into the Ordway Road and Leehigh Village Conservation Areas specifically "to remedy public health hazards caused by failed and imminently failing septic systems."

For a household that means the diagnosis order changes. On public sewer, a repeating backup points at the branch, the stack or the lateral — start at drain cleaning and escalate to sewer line repair. On septic, the same symptom can be the tank or the drainfield, and that is a health department matter before it is a plumbing one. One symptom reads differently on the two systems: a toilet that overflows once is a blockage on either, but a toilet that gurgles and drains slowly every time is a lateral question on sewer and a tank question on septic.

The Occoquan watershed and water on a Centreville site

The same county plan is blunt about the setting: "Almost the entirety of the planning district is located within the watershed of the Occoquan Reservoir. Protection of water quality has had a significant impact on land use in this area." That is the reason septic and drainfield work around here is tightly regulated.

It also shapes the ordinary repairs. Where water goes on the site is worth getting right rather than patching: sump pump repair and installation, gutter repair, cleaning and downspouts and foundation, grading and crawl space repair are the three that keep coming up together. A fourth belongs with them: a walk or patio slab that has tilted back toward the house sends roof water at the wall, so concrete walkway and step repair is often part of the same drainage fix.

Fairfax Water hardness in Centreville

Drinking water here comes from Fairfax Water, which describes it as moderately hard to hard at 5 to 10 grains per gallon, or 84 to 170 mg/l. A private well has different chemistry again, one more reason equipment gets looked at rather than assumed.

On public supply, hardness in that band is what scales elements, burner flues and tankless heat exchangers, and a spent pressure reducing valve is what makes a whole house start leaking at once. See water heater repair, water heater installation and water pressure, PRVs and shut-off valves. The scale reaches the taps as well. When a drip outlasts a new washer, the ceramic cartridge has crusted, and that is what kitchen faucet, bathroom faucet and shower cartridge repairs mostly consist of on this supply.

Centreville housing has been built since 1970

The Bull Run Planning District plan states that Centreville "has been constructed since 1970," with development accelerating during the early 1980s. There is essentially no prewar or 1950s stock here, and a very large share of single-family, townhouse and garden-apartment construction from the 1970s through the 1990s.

Housing of that age is at or past the first full replacement cycle for heaters, condensers, panels and fixtures, without being old enough for the problems that come with genuinely early plumbing. What is actually in a given house still gets recorded at the property rather than guessed from the build date. The list of what wears out in a 1980s house is fairly predictable: a kitchen sink with a rusted basket strainer, a bathroom basin with a pop-up that will not hold water, a garbage disposal on its last motor, a dishwasher being swapped for the second time, a townhouse sliding patio door running on flat rollers, and a tiled shower where the grout has opened up — regrouting and recaulking if it is caught early, shower leak repair if the ceiling below has already stained.

How Centreville jobs are scheduled and priced

The phone is answered 24 hours a day on (703) 256-8080. Prices are not quoted by phone and are not published: an estimator visits and puts the price in writing before any work begins. After-hours calls are kept for damage in progress — a burst or frozen pipe, sewage coming up a floor drain, a heater emptying itself into a finished lower level, gas.

Frequently asked questions

Is Centreville on public sewer or on septic?

Both, depending on the parcel. Most of the area is on Fairfax County public sewer, but the county's Bull Run Planning District plan records that the Upper Cub Run, Flatlick, Stone Bridge and Braddock community planning sectors have part or all of their land outside the Approved Sewer Service Area. Confirm which applies to your property before drain work is scoped.

Which treatment plant takes Centreville's wastewater?

The UOSA Regional Water Reclamation Plant, which sits on 470 acres in western Fairfax County adjacent to Bull Run Regional Park and has a capacity of 54 million gallons a day. That is the destination for public sewer flow from this part of the county. Properties outside the Approved Sewer Service Area are on their own septic systems instead.

Who permits a septic system or a private well around Centreville?

Not Land Development Services. Septic systems and private wells are permitted and inspected by the Fairfax County Health Department's Division of Environmental Health on 703-246-2201, a separate office from the one issuing building, plumbing, electrical and mechanical permits. Countywide, about 24,000 Fairfax County homes use septic tanks rather than a sewer connection.

Why is drainage and septic work watched so closely here?

Because of where Centreville sits. The county's plan states that almost the entirety of the planning district lies within the watershed of the Occoquan Reservoir, and that protection of water quality has had a significant impact on land use. The same plan records sewer being extended into two conservation areas to remedy hazards caused by failing septic systems.

How old are houses in Centreville?

The county's Bull Run Planning District plan says Centreville has been constructed since 1970, with development accelerating in the early 1980s. There is effectively no prewar or 1950s housing stock, and a large share of single-family homes, townhouses and garden apartments date from the 1970s through the 1990s — housing now at or past its first equipment replacement cycle.

Where does a Centreville building permit come from?

Fairfax County Land Development Services, applied for through the county's PLUS portal on 703-222-0801. Centreville is unincorporated, so there is no town permit office. We file the application under our Virginia contractor license, the fee is written into the contract beforehand, and the last portion of the contract is held until the county inspection passes.
