Sam & Sons Services is a Virginia-licensed contractor covering Lorton, working across Northern Virginia since 1999 from an office in Alexandria. Lorton is unincorporated Fairfax County, so building, electrical, plumbing and mechanical permits come from Fairfax County Land Development Services through the county PLUS portal, and county inspectors sign the work off. Drinking water is supplied by Fairfax Water. One license covers plumbing, heating and cooling, electrical, home repair and remodeling, so a job that crosses trades stays with one company.

Lorton permits come from Fairfax County, not a town hall

Lorton is a census designated place inside unincorporated Fairfax County. There is no town government and no town permit counter. Residential building, electrical, plumbing and mechanical permits are issued by Fairfax County Land Development Services, submitted through the county's PLUS portal, on 703-222-0801. Septic systems and private wells are separate: those go to the Fairfax County Health Department, Division of Environmental Health, a different office altogether.

Our office pulls and processes the permit, and the closing portion of the contract waits on the county inspector. Gas line work and water service line replacement are permitted jobs here.

Where Lorton wastewater actually goes

Most Fairfax County sewage leaves the county for treatment. Lorton is the exception the rest of the county leans on: the Noman M. Cole, Jr. Water Recycling Facility sits in Lorton, on Pohick Creek, treating about 67 million gallons a day — roughly 42 percent of everything the county collects. The remainder is split between AlexRenew, Blue Plains, UOSA and Arlington's plant.

Countywide the collection system runs to some 3,300 miles of pipe and 63 pumping stations, and about 24,000 county homes sit outside it on septic. Whether a given address is sewered is checked per property, never assumed. Repeat main-line blockages get camera work through sewer line repair; one slow fixture is usually drain cleaning, and a bowl that rises instead of flushing is clogged toilet repair before it is anything else.

Hard water and water heaters in Lorton

Fairfax Water describes its supply as moderately hard to hard, 5 to 10 grains per gallon, or 84 to 170 milligrams per liter. That figure explains more equipment failures here than anything else: scale on tank bottoms and tankless heat exchangers, shortened electric element life, stiff fixture cartridges and blocked aerators.

Laurel Hill, Section 106 and repair work in Lorton

The D.C. Correctional Complex at Lorton closed in 2001, and in 2002 Fairfax County bought 2,440 acres of the federal site. Laurel Hill is being redeveloped under a master plan pairing new housing with adaptive reuse of the historically significant prison buildings, governed by a Section 106 Memorandum of Agreement under the National Historic Preservation Act. The adjoining D.C. Workhouse and Reformatory Historic District is on the National Register.

Those obligations attach to the designated structures, not to ordinary houses nearby: rotted wood repair, siding repair and deck and railing repair follow the usual county route, as do storm door installation and concrete walkway and step repair.

Sump pumps and heat pumps in Lorton

Pohick Creek and its tributaries run through this end of the county, so below-grade space earns attention. A pump that short-cycles, a pit filling faster than it empties, or a discharge line dumping back against the foundation are the three usual faults: sump pump repair. When the ground itself slopes toward the house, the pump is treating a symptom, and the work moves to foundation crack, grading and crawl space repair.

Heat pumps behave unlike a gas furnace in a cold snap — auxiliary heat runs, the outdoor unit defrosts, and the bill looks wrong before the equipment does. A cold snap also finds the draft under an exterior door, which is door weatherstripping, and the supply line in an unheated wall, which is burst and frozen pipe repair if it is not caught in time. Start at heat pump repair and installation, or ductwork repair and sealing where distribution is the problem.

Panel upgrades and remodeling in Lorton

Older Lorton panels often lack capacity, which surfaces the moment a garage charger or a finished lower level is added. Electrical panel upgrades and EV charger installation are permitted, inspected work, load-calculated before a price is written rather than after.

Basement finishing and bathroom remodeling cross four trades in one scope; under one license that is one contract, one warranty, one permit file. A bathroom that only needs its wet edges renewed is a smaller call — bathroom regrouting and recaulking or shower and bathtub repair for a spout, diverter or drain — and does not need the remodeling scope.

Frequently asked questions

Who issues plumbing and electrical permits in Lorton?

Fairfax County Land Development Services. Lorton is unincorporated county with no town government, so building, electrical, plumbing and mechanical permits are all county permits, applied for through the PLUS portal on 703-222-0801. Septic tanks and private wells instead go to the county Health Department's Division of Environmental Health.

Where is Lorton sewage treated?

In Lorton itself. The Noman M. Cole, Jr. Water Recycling Facility on Pohick Creek is Fairfax County's own plant, handling around 67 million gallons a day, about 42 percent of all county wastewater. The rest of the county's flow goes to AlexRenew, Blue Plains, UOSA and the Arlington plant.

How hard is the water in Lorton, and does it matter?

Lorton is on Fairfax Water, described by the utility as moderately hard to hard at 5 to 10 grains per gallon, or 84 to 170 milligrams per liter. At that level scale forms on tank bottoms and tankless heat exchangers, electric elements fail early, and faucet and shower cartridges stiffen. It is the usual reason a heater turns noisy years before it leaks.

Is a Lorton house on public sewer or on septic?

It depends on the address, and we check rather than guess. The developed parts are on the Fairfax County public system run by DPWES, but roughly 24,000 homes across the county sit outside it on septic, and low-density land nearby falls outside the approved sewer service area. Septic work goes through the Health Department, not Land Development Services.

Does work at Laurel Hill need historic review?

Only for the historic structures. The former correctional complex closed in 2001 and the county bought 2,440 acres in 2002; the prison buildings are being adaptively reused under a Section 106 Memorandum of Agreement, and the adjacent D.C. Workhouse and Reformatory Historic District is on the National Register. An ordinary house elsewhere in Lorton takes the normal county permit route.
